Landlord Gas Safety Checks
The annual gas safety check and record that every landlord, including holiday let owners, must have for each gas appliance.
What the law requires
Under the Gas Safety (Installation and Use) Regulations 1998, landlords must have every gas appliance and flue they provide checked for safety by a Gas Safe registered engineer every twelve months. The tenant must get a copy of the record within 28 days of the check, new tenants before they move in, and the landlord must keep each record for at least two years.
This applies to holiday lets as well as long-term rentals, which matters in a coastal area like this one. For a holiday let, the record is usually displayed or kept in the property for guests.
This is general guidance, not legal advice. The Health and Safety Executive publishes the full requirements.
What the check covers
The engineer checks each gas appliance for gas tightness, correct operation and safe combustion, checks flues and ventilation, and checks that the safety devices work. Anything unsafe is labelled and, where it is dangerous, disconnected with the landlord’s agreement. Many landlords combine the check with an annual boiler service.
Where we cover
Common questions
Does an oil boiler need a landlord gas safety certificate?
No. The gas safety regulations cover gas appliances, including LPG. An oil boiler is not covered by them, though an annual OFTEC service is good practice and your insurer or letting agent may require it. If the property also has a gas hob or LPG fire, those appliances still need the annual check.
When should I renew my gas safety record?
Within twelve months of the last check. The rules allow the check to be done up to two months before the deadline while keeping the original expiry date, which makes it easier to book in time without losing months off the cycle.
