Boiler Repair in King’s Lynn
King’s Lynn is the one place in West Norfolk where mains gas is the normal way to heat a home. Across Gaywood, Fairstead, North Lynn and South Lynn, the boiler on the kitchen wall is almost always a gas combi or a system boiler with a cylinder, and a great many of them went in during the same waves of replacement fifteen or so years ago.

King’s Lynn and West Norfolk
The area one engineer can genuinely reach in a day
That matters when one stops. A boiler of that age with a common fault is usually worth repairing, but it is also the age at which parts start to get scarce and a second failure in the same winter turns the conversation towards replacement. Knowing which of the two you are facing before anyone quotes is most of the battle.
The old town is different again. The streets between the Tuesday Market Place, King Street and the quay hold some of the finest historic buildings in Norfolk, and a flue cannot simply be pushed through a listed wall. Heating work there needs more thought about where things go.

Heating in King’s Lynn: what to know
The housing
The estates built through the 1960s and 1970s at Fairstead, North Lynn and Reffley were largely converted to gas combis in the 2000s and 2010s. Those boilers are now reaching the stage where a fault is no longer a one-off, and the honest question after a repair is how long the next one will be.
Gas, oil or LPG
Gas is the norm inside the town, but drive five minutes out and it is not. Plenty of homes in Castle Rising, Grimston and the Marshland villages towards Terrington run on oil or LPG, and an oil boiler needs an OFTEC registered technician rather than a Gas Safe engineer. It is worth saying which you have when you ask for help.
The water
The water here is hard. Limescale builds up in the plate heat exchanger of a combi boiler and shows up as hot water that runs hot and cold, a boiler that bangs or kettles, or one that locks out. It is the most common cause of combi faults in West Norfolk, and a scale reducer on the mains feed is required on new combi installs in hard water areas.
Worth knowing
In the conservation area, and on any listed building, the position of a new flue or boiler can need consent from the Borough Council of King’s Lynn and West Norfolk. A like-for-like swap in the same position is usually straightforward; moving a flue onto a front elevation often is not.
What shapes a boiler job in King’s Lynn
- Most of the town is on mains gas, so the typical boiler here is a gas combi or system boiler.
- A historic port with a large conservation area and many listed buildings around King Street and the Tuesday Market Place.
- Big post-war and 1970s estates at Fairstead, North Lynn and Gaywood, many with boilers now ten to fifteen years old.
- Hard water from the public supply, which scales up combi boilers faster than in soft water areas.
- The villages around the town are a mix: some on gas, many on oil or LPG.

Before you ring anyone
A surprising number of "breakdowns" are fixed in five minutes without a visit. Check the pressure gauge: most sealed systems want about 1 to 1.5 bar when cold, and below that the boiler will often refuse to fire. Check the power and the timer or thermostat, which may have reset after a power cut. On an oil boiler, check there is oil in the tank.
If you smell gas, do not touch the boiler at all. Turn off the gas at the meter if you can, open windows, do not use electrical switches, leave the property and ring the National Gas Emergency Service on 0800 111 999. That number is free and run by the gas network, not by any heating firm.

Typical boiler costs in King’s Lynn
General market ranges per job. They are genuinely wide because the jobs genuinely are, and no engineer can give a real price without diagnosing the boiler.
| Work | Typical range | Notes |
|---|---|---|
| Annual gas boiler service | £70 to £120 | Oil boiler services usually sit a little higher because of the nozzle and filter. Landlord checks are often combined. |
| Call-out and diagnosis | £60 to £130 | Often includes the first hour. Ask whether it is deducted from the repair if you go ahead. |
| Common repair, part fitted | £150 to £450 | Pump, fan, diverter valve, sensor, expansion vessel. A circuit board or gas valve can go above this. |
| Like-for-like combi replacement | £2,000 to £3,500 | Same position, including the system clean, filter and controls. Brand and warranty length move this. |
| Conversion or move, or a new oil boiler | £3,000 to £5,500 | New pipework and flue routes, removing tanks and cylinders, or an oil boiler and its fuel line. |
Ask for the call-out charge and hourly rate before anyone arrives. On a new boiler, a quote well below these ranges is usually leaving out the system clean, the filter, the inhibitor or the scale reducer, so ask for each in writing and compare like for like.More on what moves the price.
Boilers in King’s Lynn: common questions
My combi in King’s Lynn gives hot water that goes hot and cold. Is it broken?
Not necessarily, and in this area the usual cause is limescale. West Norfolk has hard water, and scale builds up in the combi’s plate heat exchanger, the part that heats your tap water. It restricts flow and causes temperature swings, noise and sometimes a lockout. A registered engineer can often descale or replace the heat exchanger, which is a far smaller job than a new boiler. Low mains pressure and a faulty diverter valve can cause similar symptoms, so it needs diagnosing rather than guessing.
Is it worth repairing a 15-year-old boiler?
Sometimes. If the fault is a common part such as a pump, fan, diverter valve or sensor, and the boiler has otherwise been reliable and serviced, a repair is often the sensible choice. If it is a major component like the heat exchanger or main circuit board, if parts are no longer made, or if this is the second or third breakdown in a winter, replacement starts to make more sense. A good engineer will tell you which side of the line you are on. There is more on this in the repair or replace guide.
Can I move my boiler in a listed building in King’s Lynn?
Possibly, but it needs planning first. Moving a boiler usually means a new flue route, and on a listed building any change that affects its character, including a new flue through historic walls, can need listed building consent from the Borough Council. In the conservation area a flue on a front elevation can also need permission. Keeping the boiler in its existing position is usually the simplest option. This is general guidance; check with the council before committing to a plan.
Do the villages around King’s Lynn have mains gas?
Some do and many do not. South Wootton, North Wootton and West Winch are largely on gas, but a large share of rural West Norfolk is off the gas grid and heats with oil or LPG. If you are unsure, the quickest check is your bills or the boiler itself: an oil boiler has a tank in the garden and a fuel line, and LPG comes from a tank or bottles. It matters because oil work needs an OFTEC registered technician, while gas and LPG work needs a Gas Safe engineer whose card covers that fuel.
